
Phuket Property Prices in 2026: Where Are Villas & Condos Still Good Value?

This is not a forecast. Nobody knows where Phuket property prices will be next year. It is a practical guide to what villas and condos cost in Phuket right now, area by area, and where your money still goes furthest.
The figures come from the 188 properties we currently have for sale, plus our long-term rental listings, as of September 2026. They are asking prices, and the listings are real: every example below links to a property you can view.
The Phuket real estate market in 2026, briefly
- Residential sales in Phuket rose more than 45% in the first half of 2026 compared with the same period in 2025, according to CBRE (August 2026).
- In 2025, Knight Frank Thailand recorded 4,455 new condo sales and 631 new villa sales on the island (Positioning, June 2026). Villa sales grew 12.9%, while condo sales fell 24.8% from roughly 5,900 in 2024. Condos still sold about seven times as many units.
- At the very top, Knight Frank puts average ultra-luxury villa prices at about ฿285 million in Layan, ฿255.8 million in Bang Tao and ฿234.3 million in Kamala. That is a thin slice of the market: the median villa on our books is ฿16.99 million.

Villa prices per square metre: the fairer comparison
Median prices hide how much house you actually get. Here is what villas cost per square metre of living space, for the listings where floor area is recorded:

By floor area, a villa in Chalong costs about 40% less than one in Bang Tao. Rawai and Bang Tao are much closer per square metre than their median prices suggest; Rawai’s lower median mostly reflects smaller villas.
Where Phuket villas are still good value
- Chalong is the value leader by floor area, and central enough to reach both Phuket Town and the southern beaches easily. Entry starts at ฿5.98 million for The 8, a two-bedroom pool villa, and ฿13.9 million buys a new four-bedroom pool villa in Songkhun Village.
- Koh Kaew has three-bedroom pool villas close to British International School Phuket at ฿10.9 million, such as this private pool villa near BIS, backed by steady family-tenant demand.
- Thalang starts at ฿6.36 million for a modern private pool villa, with more land for the money and the airport close by. The Amada three-bedroom pool villa sits at the area median of ฿16.9 million.
- Rawai has a median of ฿15.8 million, but a brand-new four-bedroom smart home villa at ฿7.5 million shows how low the entry point can be.
- Bang Tao is the most expensive area, but not closed to smaller budgets: a two-bedroom villa in Bang Jo, Cherngtalay, at ฿7 million is the lowest-priced villa we have there.
- Kamala is thinly traded on our books, with one villa for sale: a ready-to-move-in pool villa 800 m from Kamala Beach at ฿14.9 million.
Where Phuket condos are still good value
- Kathu and Phuket Town have the lowest condo prices we list, from ฿1.89 million for a one-bedroom at D Condo Kathu or a corner apartment at Naka Condo, Phuket Town. They also have the most condo rental listings on our books, 28 in Kathu and 24 in Phuket Town, with median rents of ฿20,000 and ฿21,250 a month.
- Bang Tao condos start at ฿1.89 million for a ground-floor apartment eight minutes from Catch Beach Club: the cheapest way into the island's most expensive area.
- Rawai has a one-bedroom near Nai Harn at ฿3.39 million that is already tenanted, so income starts on day one.
- Patong and Karon run from ฿3.59 million in Karon to ฿9.99 million for a top-floor two-bedroom at The Deck Patong. Tourist demand is strong, but rentals of less than 30 days need a hotel licence under the Hotel Act, so check before you count on nightly income.
How to use these numbers
- They are asking prices, not sale prices. Treat them as the starting point for negotiation.
- Compare per square metre and per square metre of land, not just the headline price.
- Check the tenure. A leasehold villa and a freehold condo at the same price are not the same asset. Our buying guide for foreigners explains why.
