How Much Does It Cost to Rent a Luxury Villa in Phuket in 2026?

“Luxury villa” covers a lot of ground in Phuket. For ฿80,000 a month you can rent a four-bedroom pool villa in Rawai. For ฿600,000 you can rent a beachfront villa in Bang Tao with an infinity pool. Both get called luxury.

To make sense of it, we split the 109 villas and houses currently on our books for long-term rent at ฿80,000 a month or more into four price bands. Here is what each level realistically gets you, and where your money goes furthest.

Phuket luxury villa rental prices at a glance

฿80,000 – ฿120,000 a month: the family pool villa

This is where most families start. Expect three or four bedrooms (20 of the 35 listings here have three) and a private pool, usually in a gated estate or a quiet village.

• Where: Rawai (12 listings) and Chalong (11) make up most of this band, with Koh Kaew (5) for families near British International School Phuket. Bang Tao is rare at this price; we have two.
• What to expect: a modern or well-kept villa on a modest plot, a pool sized for family swimming rather than laps, and usually a short drive to the beach rather than a walk.

฿120,000 – ฿200,000: more space and better finishes

Step up to this band and plots get bigger, builds get newer and views start to appear. Four- and five-bedroom villas become common: 11 of the 37 listings have four bedrooms and 3 have five.

• Where: spread evenly across Chalong (11), Bang Tao (11) and Rawai (10).
• What to expect: hillside villas with bay views, homes in well-run gated estates, and sea-view villas on the west coast.

฿200,000 – ฿300,000: Bang Tao and the best of Rawai

Almost half of this band, 12 of 25 listings, is in Bang Tao and Cherngtalay, with 7 in Rawai.

• What to expect: brand-new builds close to the beach and Laguna, larger living spaces, and extras such as private gyms, in estates with a recognised name.

The most expensive villa on our rental list right now is a Rawai villa at ฿800,000 a month.

Which areas give the best value?

Compare like with like, and the gap between areas is dramatic. Here is the median rent for a three-bedroom pool villa:

The same three-bedroom pool villa costs more than twice as much in Bang Tao as in Chalong. You are paying for the beach, the restaurants and Laguna on your doorstep. If you do not need to walk to the beach, Chalong and Rawai give you the most villa for the money. Thalang is cheaper still, though based on only five listings.

What the rent does not include

• Electricity is almost never included, and in a pool villa with air conditioning running through the hot season it is the largest extra cost. Ask what the previous tenant actually paid.
• Water and internet are usually extra, but minor.
• Pool and garden service is normally the landlord's cost on a long-term villa lease. Get it written into the contract, as it is the most commonly disputed item. Ask whether housekeeping is included too.
• Deposit: a two-month security deposit plus the first month's rent up front is the standard structure.
• Contract length: the prices above are for twelve-month leases. Shorter contracts usually cost more per month.

When to look

Phuket's high season runs roughly from November to April. Villa owners are far more flexible on long-term rates between May and October, when the alternative is an empty house. If you can commit to twelve months, say so in your first message; it is the strongest thing you can bring to a negotiation.
