
Best Areas to Buy Property in Phuket: Bang Tao, Cherngtalay, Rawai, Kamala & More

There is no single best area to buy property in Phuket. There is the best area for what you want the property to do: a family home near a school, a villa that rents well, a condo you can lock up and leave. The island looks small on a map but is slow to cross, so where you buy shapes your daily life far more than which house you choose.
Below, each area is compared on property prices, rental demand, lifestyle, beaches, schools and investment potential, using the properties we currently have for sale and our long-term rental listings.

Bang Tao and Cherngtalay: the premium west coast
Cherngtalay is the subdistrict; Bang Tao is the beach and the name most buyers use. The area takes in Laguna Phuket, an integrated resort with its own golf course, along with Layan and Surin and the Boat Avenue and Porto de Phuket shopping areas.
- Property prices: the most expensive area on our books. Villas run from ฿7 million to ฿65 million, with a median of ฿23.3 million across 45 villas, or about ฿76,000 per square metre of living space.
- Rental demand: the strongest on the island. Our villa rentals here have a median of ฿200,000 a month, the highest of any area.
- Lifestyle: international restaurants, beach clubs, gyms, coworking and western supermarkets, and roughly 20–25 minutes to the airport.
- Beaches: Bang Tao's long beach, plus Layan and Surin.
- Schools: the larger international schools are further east; from Bang Tao the school run is manageable.
- Investment potential: CBRE names Bang Tao and Cherngtalay the island’s most sought-after condo locations, and it has more villas for sale than any other area on our books. You pay for that in entry price, and in high-season traffic.
- Long-term vs holiday rentals: the one area where holiday demand clearly supports the premium, but only through a property or rental programme with a proper hotel licence.

Rawai and Nai Harn: the lived-in south
- Property prices: 43 villas from ฿7.5 million to ฿120 million, median ฿15.8 million, about ฿72,600 per square metre.
- Rental demand: steady long-stay demand. Villa rentals have a median of ฿110,000 a month across 39 listings.
- Lifestyle: a resident community that stays year-round, local restaurants, the seafood market by Rawai pier, and plenty of gyms and Muay Thai camps. It is 45–60 minutes from the airport.
- Beaches: Nai Harn and Ya Nui. Rawai beach itself is more a boat beach than a swimming beach.
- Schools: the large international schools are a long drive north. Check the school run before you buy.
- Investment potential: a much lower entry price than Bang Tao at a similar price per square metre, suited to owner-occupiers and long-term tenants.
- Long-term vs holiday rentals: long-term is the stronger play.

Chalong: the value middle
- Property prices: 25 villas from ฿5.98 million to ฿32.9 million, median ฿13.9 million. At about ฿44,900 per square metre, Chalong villas are the cheapest by floor area of any main villa area on our books.
- Rental demand: good family demand. Villa rentals have a median of ฿87,000 a month across 39 listings.
- Lifestyle: central south, with Chalong Pier for boats to the islands, Wat Chalong, and quick access to both Phuket Town and the southern beaches.
- Beaches: no swimming beach of its own; Kata, Nai Harn and Rawai are a short drive.
- Schools: sitting between the south and Phuket Town, school runs in either direction are shorter than from Rawai.
- Investment potential: you pay less per square metre here than anywhere else we list villas.
- Long-term vs holiday rentals: long-term.

Thalang: space, and the airport on your doorstep
- Property prices: 15 villas from ฿6.36 million to ฿39 million, median ฿16.9 million.
- Rental demand: houses rent for a median of ฿45,000 a month across 27 listings, with a smaller number of high-end estate villas above that.
- Lifestyle: the north of the island is quieter and greener, and the closest area to the airport.
- Beaches: Nai Yang and Mai Khao, inside Sirinat National Park, and Nai Thon.
- Schools: UWC Thailand is in Thalang.
- Investment potential: more land for the money, and the most practical base if you fly often.
- Long-term vs holiday rentals: mostly long-term, with holiday demand around the northern beaches.

Koh Kaew: the family choice
- Property prices: 8 villas from ฿10.9 million to ฿26.9 million, median ฿13.4 million, plus houses with a median of ฿9.89 million.
- Rental demand: family estate homes. Houses rent for a median of ฿55,000 a month across 45 listings, typically between ฿38,000 and ฿78,000.
- Lifestyle: estate living between the airport road and Phuket Town, with the Boat Lagoon marina nearby.
- Beaches: none nearby; you drive to the coast.
- Schools: British International School Phuket is here, and several of our listings are marketed on being close to it.
- Investment potential: reliable family-tenant demand rather than holiday income.
- Long-term vs holiday rentals: long-term.

Kamala: sea views on a smaller bay
Kamala is a quieter beach village between Patong and Surin, with hillside villas looking over the bay. Stock is thin on our books right now: one villa for sale, a ready-to-move-in pool villa 800 m from Kamala Beach at ฿14.9M, and a handful of rentals including a sea-view pool villa at ฿130,000 a month. If Kamala is your first choice, tell us early so we can watch for new listings.

Kathu: low-cost condos and golf
- Property prices: condos from ฿1.89 million, with a median of ฿2.34 million across 6 listings, plus two larger villas at ฿19.9 million and ฿25 million.
- Rental demand: condos rent for a median of ฿20,000 a month across 28 listings, the most condo rentals of any area we cover.
- Lifestyle: inland between Patong and Phuket Town, home to the Loch Palm and Red Mountain golf courses.
- Beaches: Patong is about ten minutes over the hill.
- Investment potential: the lowest entry prices for a condo, with plenty of long-term tenants.

Patong: tourist demand, with a licensing catch
Phuket's busiest beach town and nightlife centre has the highest tourist footfall on the island. We currently have two condos for sale: a freehold apartment near Kalim Beach at The BayCliff, ฿4.8M and a top-floor two-bedroom at The Deck Patong, ฿9.99M. Long-term condo rents have a median of ฿36,000 a month.
Many Patong buyers plan to rent nightly. Under the Hotel Act, rentals of less than 30 days need a hotel licence, and Phuket stepped up enforcement against unlicensed daily condo rentals in 2026. Check the building's licence before you count on holiday income.
Phuket Town: local life, the lowest prices
- Property prices: condos from ฿1.89 million, and villas at ฿8.9 million and ฿15.9 million.
- Rental demand: condos rent for a median of ฿21,250 a month across 24 listings, among the lowest rents on the island.
- Lifestyle: the Old Town's Sino-Portuguese streets, markets, local food, and the island's main hospitals.
- Beaches: none in town; the coast is a drive away.
- Investment potential: a low entry price, with 24 condo rental listings on our books.

How to choose the right area
- For holiday rental income: Bang Tao and Cherngtalay, through a properly licensed project.
- For a family home near schools: Koh Kaew or Thalang.
- For the most house for your money: Chalong.
- For a low-cost condo with long-term tenants: Kathu or Phuket Town.
- If you fly often: Thalang or Bang Tao.
