Houses for Sale in Phuket Under ฿8 Million: What the Budget Buys

By Islander Home Team

Back to journal

Buying a house in Phuket typically costs considerably more than buying a condo. The median price of the 173 houses and villas we list for sale is ฿15.5 million. However, there is a smaller, more affordable segment of the market, consisting mainly of family homes in housing estates. So, what can you buy for ฿8 million?

As of mid-October 2026, 30 of the 173 cost ฿8 million or less. The figures below cover those 30 properties.

The numbers

  • Median price: about ฿6.5 million
  • Under ฿5 million: only 6
  • Type: 18 houses, 10 villas, 2 townhouses
  • Bedrooms: mostly three (16) or two (10); four have four bedrooms
  • Private pool: 10 of the 30
  • Typical plot: about 190 sq.m

Chalong offers the widest choice. Nine of the thirty properties are located here, including four pool villas, in the area between Wat Chalong, Robinson Chalong and the road to Rawai.

Phuket Town has the lowest prices. All three homes listed here are under ฿5 million, including renovated and semi-detached houses close to Central Phuket and the town centre.

Four properties already have tenants, including this three-bedroom pool villa in Chalong. Before making a decision, ask to review the lease and rental history.

What a foreign buyer needs to know

  • Foreigners cannot own land in their own name. Because a house comes with land, foreign buyers typically own the building while leasing the land, with the lease registered at the Land Office. Some sellers offer a leasehold option directly, such as this townhouse in Rawai.
  • Be careful with company structures. Using a Thai company that you control to hold land can raise legal issues. Seek independent legal advice before agreeing to this arrangement.
  • Transfer costs. Transfer fees, stamp duty or business tax, and withholding tax can add a few percent to the purchase price. The buyer and seller agree on who pays which costs.
  • Check the title. A Chanote is the strongest form of land title. Confirm the title status of the plot before paying a deposit.

This is general information, not legal advice. Have a licensed Thai lawyer review the title and contract before signing.
