Phuket Condos Under ฿3 Million: What the Entry Price Buys in 2026

By Islander Home Team

Back to journal

A condominium is the simplest way into the Phuket property market. It is also the only kind of property a foreigner can own outright, in their own name. So what does the entry-level budget of ฿3 million actually buy?

Of the 28 condominiums we list for sale as of late September 2026, 16 cost ฿3 million or less. The figures below are for those 16.

The numbers

  • Median price: ฿2.2 million (฿2,195,000)
  • Range: ฿1.89 million to ฿2.6 million
  • Typical size: about 30 sq.m, one bedroom (one is a studio)
  • Median price per square metre: about ฿70,000

Where they are

Chalong2฿2.2M31 sq.m
Bang Tao2฿2.3M32.5 sq.m
Phuket Town2฿1.89M32 sq.m

Kathu dominates. Ten of the sixteen are in Kathu, most of them in the D Condo family of developments (D Condo Kathu, D Condo Creek, dcondo Reef and dcondo Mine), close to Central Phuket, the hospitals and the road to Patong. These buildings are large, well kept and popular with Thai professionals, which matters when you want to rent the unit out.

A few examples from the current list:

Some come with a tenant

Four of the sixteen are being sold with a tenant already in place, such as this pool-view unit at D Condo Creek. For an investor that means rent from the first day, and a track record you can check before you buy. Ask to see the lease and when it ends.

What to check as a foreign buyer

  • The foreign quota. Foreigners can together own up to 49% of the saleable area of a condominium building. Ask the juristic person (the building's management) whether the foreign quota still has space before you pay a deposit.
  • Bring the money from abroad. For a foreign-freehold purchase, the payment normally has to arrive from overseas in foreign currency, and the receiving bank issues a certificate you need at the Land Office. Keep every transfer record.
  • Thai quota units. Some units can only be sold to Thai owners or on a lease. Confirm which quota the unit is registered under.
  • Transfer costs. Transfer fee, stamp duty or business tax and withholding tax add a few percent. Several of these listings split the transfer fee 50/50; the rest depends on the agreement.
  • Common-area fees. Ask for the monthly or annual common fee and whether it is paid up to date.

This is general information, not legal advice. Have a licensed Thai lawyer check the title and the contract before you sign.
