Renting a Condo in Phuket: What Every Budget Gets You in 2026

Back to journal

For most people moving to Phuket, a condo is their first home. It is an affordable way to live here, with the building taking care of the pool and security, and arranging a one-year lease is straightforward. However, rents vary considerably from one area to another. So, what can you expect to get for your budget?

As of mid-October 2026, we list 143 condos and apartments for rent. The figures below cover all of these listings.

The numbers

  • Median rent: ฿25,000 a month
  • Cheapest: ฿12,500 a month
  • Most common unit: one bedroom (102 of 143), typically about 33 sq.m
  • Two bedrooms: 33 units; studios: 6
  • Swimming pool in the building: 78 of the listings mention one

Bang Tao and Rawai offer beachside living at a higher price. A one-bedroom near Bang Tao Beach or Laguna has a median rent of ฿27,000, while a two-bedroom in the same area is closer to ฿69,000. In Rawai, a one-bedroom costs about ฿32,000.

A few examples from the current list

What to ask before you sign

  • Electricity rate. Some buildings charge the government rate, while others add a margin. Make sure you know which rate applies, as air conditioning accounts for most of your electricity bill.
  • Deposit and advance. For a one-year lease, a two-month deposit plus one month of rent in advance is common.
  • What is included. Internet, common-area fees and cleaning may be included in the rent, but this varies by property.
  • Lease length. Most owners prefer a one-year contract. Shorter stays usually cost more per month and may not be available at all.
