
Phuket Rental Yield by Area: Where a Villa Earns the Most in 2026

If you buy a villa in Phuket to rent out, how much of the price comes back as rent each year? It depends heavily on the area, and the areas with the highest prices are not always the ones with the best returns.
This post compares like with like: the median asking price of houses and villas for sale against the median monthly rent of houses and villas for long-term rent, in the same area and with the same number of bedrooms. The figures come from the 184 homes for sale and 387 long-term rentals we have listed as of late September 2026.
Gross rental yield by area
Gross yield here means twelve months of asking rent divided by the asking price. We only show a row where we have at least three homes on each side.

The numbers in brackets are how many listings each median is based on. Small samples move a lot when one listing is added or sold, so treat the rows with three or four listings as a rough guide.
What stands out
Chalong is the most consistent
Two, three or four bedrooms, Chalong's gross yield sits between 8.5% and 8.9%, and it has the deepest rental market on our books, with 70 homes listed. One of our listings, a three-bedroom pool villa at ฿7.39 million, is being sold with a tenant already in place.
Bang Tao costs more, but the rents keep up
Bang Tao's three- and four-bedroom villas are the most expensive on the list, yet they still return about 8.2% gross, because long-term rents there are high too: a median of ฿160,000 a month for three bedrooms. The exception is two-bedroom villas, which rent for much less relative to their price.
Thalang is priced for living, not letting
Thalang's three-bedroom houses have a median asking price of ฿16 million but rent for ฿45,000. That is a 3.4% gross yield, the lowest on the list. Many of our Thalang listings are newer family houses in housing estates, and their asking prices are high relative to what tenants there pay. If rental income is the goal, the numbers point elsewhere.
Rawai's sweet spot is two and three bedrooms
In Rawai, two- and three-bedroom villas return 8.6% to 9.1%, but four-bedroom villas drop to 5.6%. The larger villas are priced for buyers who want space; the rent does not rise with them.
Why gross yield is only the start
- It is before costs. Pool and garden care, maintenance, insurance, management and any periods between tenants all come out of it. Net yield will be noticeably lower.
- These are asking prices and asking rents. What a house actually sells or lets for can differ.
- The houses for sale and the houses for rent are not the same houses. Matching by area and bedrooms is a fair comparison, not an exact one.
- Long-term rent only. Holiday letting can earn more in high season, but rentals shorter than 30 days need a hotel licence under Thai law, so check before you count on it.
