What 100,000 Baht a Month Rents in Phuket: Rent by Area in 2026

Ask what a house in Phuket costs to rent and the only honest answer is: which part of Phuket? The same monthly budget gets you a two-bedroom villa on one side of the island and a four-bedroom pool villa on the other.

This guide uses the 387 long-term rentals we currently have listed, as of late September 2026. The prices are monthly rents on twelve-month leases, and every example links to a real listing.

Monthly rent by area

Across all 387 listings, the median rent is ฿55,000 a month. Eighty-one homes rent for ฿30,000 or less, and 62 for ฿150,000 or more.

The bedroom columns are medians for houses and villas only, where we have at least three listings. Bang Tao and Rawai share the same overall median, but they are different markets: Bang Tao's three-bedroom villas cost about half as much again as Rawai's.

What ฿100,000 a month gets you

Here is one budget spent five ways, all listed right now at ฿90,000 to ฿110,000 a month.

Bang Tao: a two-bedroom pool villa at Baan Wana, ฿100,000. At this budget, the west coast gets you two bedrooms, not four.
Rawai: a renovated three-bedroom pool villa with 180 m² and covered parking, ฿110,000, or a four-bedroom pool villa with a maid's room, ฿100,000.
Chalong: a newly renovated four-bedroom pool villa with 500 m² of living space, ฿98,000. That is the most house for the money on this list.
Koh Kaew: a brand-new three-bedroom house at Saransiri Retreat, ฿100,000, close to the international schools.
Phuket Town: a four-bedroom pool villa at Nimman, Boat Plaza, ฿90,000.

How to read these numbers

The west coast premium is real. In Bang Tao you pay for the beach clubs, Laguna and the international crowd. Families who do not need to walk to the beach usually get far more house in Chalong or Koh Kaew.
Rawai is the value beach area. Its rents are close to Chalong's for three and four bedrooms, and Nai Harn beach is a short drive.
Kathu and Phuket Town are condo markets. Most of their listings are apartments, which is why the medians are low. A three-bedroom house there is still ฿35,000 to ฿52,500.
Four bedrooms is not always dearer than three. In Rawai the four-bedroom median is slightly below the three-bedroom one. Older, larger houses and newer, smaller villas are priced differently. Look at the house, not the bedroom count.

Before you sign

All the prices above are for twelve-month leases. Rent is usually paid monthly, with a two-month deposit and the first month up front. Electricity and water are normally extra.
