
Bang Tao vs Rawai: Which Side of Phuket Should You Live On?

Almost every family that calls us with an open mind about location ends up comparing these two. Bang Tao in the north-west and Rawai in the deep south are the two areas that consistently attract long-stay foreign residents — and they are about as different as two parts of one island can be.
Here is the comparison with the numbers attached, from our own current stock in both areas.

Bang Tao runs about a third dearer to rent — a ฿30,000 gap at the median — and the purchase gap is wider still: the median Bang Tao asking price is about 47% higher than Rawai's. Both areas do have stock at both ends, so treat the medians as a description of what is on offer rather than a wall you cannot cross.
Bang Tao: the polished one
Bang Tao is built around Laguna Phuket — a resort complex with its own golf course — and a six-kilometre beach, with Boat Avenue and Porto de Phuket a few minutes inland for supermarkets, restaurants and weekend markets.
It suits you if: you want infrastructure that already works. Western groceries, international dining, gyms, coworking, a beach you can walk to and beach clubs you can spend all day in. It is also where most of the branded-residence development is, so if you are buying with rental yield in mind, this is the deepest and most liquid market on the island.
The catch: you pay for that, both in purchase price and in traffic. High season on the Cherng Talay road is genuinely slow, and the area has been under continuous construction for years — worth checking what is planned on the plot next to anything you are about to commit to.
The Bang Tao stock also spreads wider than any other area we cover: our current listings run from a ฿1.89M studio to a ฿65M villa. "Bang Tao" on its own tells you almost nothing about a property's price band.

Rawai: the lived-in one
Rawai and neighbouring Nai Harn sit at the southern tip. There is a working longtail pier and seafood market, Nai Harn beach, and a resident community that is there year-round rather than seasonally.
It suits you if: you want a neighbourhood rather than a resort. It is quieter, greener, and the day-to-day feels more like living somewhere than staying somewhere. You also get materially more house for the money — that 47% gap in median asking price mostly buys land and floor area.
The catch: distance. Rawai is roughly 45–60 minutes from the airport and about the same to Bang Tao. If your work or your children's school is in the north, this is the wrong end of the island and no amount of villa quality fixes that. The retail is also thinner — good local options, but you will drive to Chalong or town for a big shop.

How to actually decide
Ignore the photos for a moment and answer three questions.
- Where is the school? This decides it more often than anything else. UWC and BISP are on the east side toward Koh Kaew and Thalang; from Bang Tao that is a manageable run, from Rawai it is a long one twice a day. If you have school-age children, drive the route at 7:30am before you sign anything.
- Are you buying or renting? Renting, Rawai is the cheaper month-to-month at the median, but the ranges overlap heavily — set your budget and you will find something in either. Buying, Rawai gives you significantly more property per baht, while Bang Tao gives you a more liquid asset that is easier to rent out and easier to sell on.
- How often will you be at the airport? Bang Tao is about 20–25 minutes out. Rawai is closer to an hour. If you fly monthly, that difference compounds.
The option most people miss
If the honest answer is "school in the north, but Bang Tao prices are too high", look at Thalang and Koh Kaew. Thalang's median rent is ฿50,000 against Bang Tao's ฿120,000, and Koh Kaew's is ฿55,000 — both within reach of the same schools and the airport. A lot of families who arrive convinced it is Bang Tao or nothing end up ten minutes inland, paying half.
